Sudhir Ruparelia is the director of the Ruparelia Group (www.rupareliagroup.com) which owns a real-estate agency, Meera Investments, in Kampala. We put him under the spotlight for a quick-fire round of questions to find out more.
Does your company only operate in Uganda?
Yes, we specialise in residential and commercial property in prime locations throughout Kampala. We also offer a property management service, Crane Property Management.
How popular is the buy-to-let market?
Incredibly popular, especially as the economic situation in Uganda is on an upward trend and investment returns are currently between 12% and 20% over a 12-month period.
What prices can people expect to pay for residential properties?
The prices vary enormously. In upmarket areas like Kololo and Nakasero, prices for big family homes are fairly competitive with the European market.
They can go for anything between $350,000 (€291,679) to $1,000 000 (€833,563). But there are still smaller, more basic properties that can cost anything from $25,000 (€20,839) to $200,000 (€166,669).
What do you forecast for the property market in Uganda and, indeed, across East Africa?
The boom in property prices has just begun in certain areas on the continent. So this is the right time to invest in property, particularly in Uganda where there is good infrastructure and amenities.

Combating desertification
Desertification – the transformation of arable or habitable land to desert due to a change in climate or destructive land use – is affecting one third of the earth’s surface and over one billion people. A major economic, social and environmental problem, it has led the UN General Assembly to declare 2006 the International Year of Deserts and Desertification.
UN secretary general KofiAnnan stressed that this declaration is a reminder of the urgent need to address the far-reaching implications of the problem, saying in a recent statement, “I look forward to working with governments, civil society, the private sector, international organisations and others to focus attention on this crucial issue.”
The TC-Dialogue Foundation is a non-profit organisation that helps communities and people in dry-land areas to become self-sufficient and increase their standard of living while alleviating the problem of desertification. It is doing this by applying TerraCottem technology – a soil-conditioning compound that helps reduce the amount of water necessary to create good turf and produce high-quality plants – as a means of enhancing food production.
Dr Willem van Cotthem, the organisation’s founder, confirms that, “TerraCottem technology has already been successfully applied in more than 50 countries, where it saves up to 50 per cent of the normal water and fertiliser consumption.” International organisations such as UNICEF and Oxfam are already working with TC-Dialogue on various initiatives, while new projects in the Democratic Republic of Congo and other African countries are currently being screened for possible allocation of funding.
De strijd tegen woestijnvorming
Woestijnvorming – de verandering van landbouw- of woongrond in woestijn, als gevolg van de klimaatverandering of van een verkeerd gebruik van de grond – treft een derde van de oppervlakte van de planeet en meer dan een miljard mensen. Dit economische, sociale en ecologische probleem is zo ernstig dat de Algemene Vergadering van de Verenigde Naties 2006 heeft uitgeroepen tot het Internationale Jaar van de Woestijnen en de Woestijnvorming.
KofiAnnan, de secretaris-generaal van de VN, benadrukt dat deze verklaring ons moet herinneren aan de dringende noodzaak om de verreikende gevolgen van het probleem aan te pakken. In een recente verklaring zei hij: “Ik wil met regeringen, verenigingen, de privé-sector, internationale organisaties en andere spelers samenwerken om de aandacht te vestigen op deze cruciale thematiek.”
Een van de organisaties die zich inzet voor de strijd tegen de woestijnvorming is de TC-Dialogue Foundation, een non-profitorganisatie die gemeenschappen en mensen in droge gebieden helpt om zelfbedruipend te worden, hun levensstandaard te verhogen en tegelijkertijd het milieu te verbeteren. Het bevordert de voedselproductie door middel van TerraCottern, een bodemverbeteraar die ervoor zorgt dat planten van hoge kwaliteit en gras minder water nodig hebben om te groeien. “TerraCottem wordt al met succes toegepast in meer dan vijftig landen en kan het normale verbruik van water en kunstmest met de helft verminderen,” zegt Willem van Cotthem, de stichter van de organisatie.
Internationale organisaties zoals UNICEF en Oxfam werken in diverse initiatieven met TC-Dialogue samen, terwijl de financieringsmogelijkheden voor nieuwe projecten in de Democratische Republiek Congo en andere Afrikaanse landen worden onderzocht.
